Kole Hysenaj, is now also the owner of a hotel in Korça, which he bought and reconstructed with the proceeds of a prosecutor’s salary and the profits of a small rented premises, acquired by his wife in 2007.
The Municipality of Korça has officially confirmed that Prosecutor Hysenaj and his wife, in July 2017, applied for “Housing Reconstruction (2 floors + 1 additional floor) + st. ‘Sotir Peci’, presented by developers Kole Hysenaj and D. Hysenaj ”.
According to the Municipality of Korca, Prosecutor Hysenaj was approved in September 2017, “after the entire legal procedure has been followed” states Mayor Sotiraq Filo.
Kole Hysenaj was head of the Korça Prosecutor’s Office in 2016 when he decided to invest his savings in real estate in the area very near the southeast city center.
In the property declaration for 2016, Hysenaj states that he has made two purchases, 316 m2 of land + building; as well as “land + 50 m2 building”. The total value of the purchases, according to the asset form, is 125,000 euros.
As a financial source for the purchase of these properties, prosecutor Hysenaj has stated the income generated from the sale of a property in Tirana, as well as a loan in the amount of ALL 5 million.
Going deeper in time, Prosecutor Hysenaj states that the property in Tirana, from whose sale he earned income to invest in Korça, was created from his salary as a prosecutor and the bar-coffee profits of 7-8 the desk, located near the Tirana Prosecutor’s Office.
Prosecutor Kole Hysenaj has started his family life with a house bought in 2001 worth 2 million new leks. He borrowed most of the amount paid to his family, about 1.5 million new leks.
Along with his professional life, he has been thinking of investing in real estate, financially sourcing his salary and that of his spouse, as well as minimal income from the coffee shop.
Prosecutor Hysenaj turns out to have been a good revenue manager, as his property, started from a debt-ridden house, has now been transformed into a “saraje” in Korça and an apartment in Tirana.
Boldnews.al has previously published the property bought by prosecutor Hysenaj in Korça. When the building was purchased by the prosecutor, it was uninhabited, although in a very popular area for hotel services.
Other photos, provided by Boldnews.al recently, show that the formerly cozy-looking building has become an attractive building today. The cost of rebuilding the building is still unclear and is most likely stated by prosecutor Hysenaj in the 2018 property form, which has not yet been made available to Boldnews.al by the Asset Declaration Inspectorate, despite the official request filed a few weeks ago.
The municipality of Korça is not able to determine the cost of construction and reconstruction, as the value depends on the reconstruction works. However, the mayor of Korça, in his response to “Boldnews.al” refers to the minimum construction costs, based on the 2016 Council of Ministers Directive.
“According to Table 1 (of this Instruction), the average construction cost for Korça is 32,381 ALL / m2,” declares Mayor Filo.
Also, the Municipality of Korça informs that about two months ago, specifically on 08.02.2019, prosecutor Kole Hysenaj and his wife applied for a building use certificate after the construction was completed.
After submitting the application for use certificate, it was “approved on 20.02.2019”, declares the Municipality of Korça.
The issuance of a Certificate of Use implies that the development entity, in this case prosecutor Kolë Hysenaj, has completed the construction, examined it, and has been provided with acts confirming that the construction was carried out within the project for which he applied in the Municipality of Korça. .
This proves that prosecutor Kole Hysenaj has already completed the reconstruction / construction of the facility and is ready to put it into operation, serving clients who will choose his property to enjoy tourist trips to Korça.
