The ownership of the former “Volga” hotel in the center of the city of Durres has been wrapped up with the mystery of how one of the main assets of the coastal city is in the hands of Emiljano Shullazi.
In the property card, already made public, the ownership movement has been found in recent years.
From the information provided by Boldnews.al, it turns out that in 2003, with the decision of the Restitution and Compensation of Property, the ownership of the former hotel “Vollga” is recognized to the legitimate heir, Alie Fortuzi. The latter, on the same day that he registered the property in the Mortgage, also submitted a “testamentary inheritance” on behalf of the citizen Zamir Hasa.
The lawful owner, Alija Fortuzi, who was aged for the past two years, had been assisted by Hasa for carrying out daily needs. In a sign of respect for Hassa’s commitment to her health, she has decided to give the property, “the former Volga”, a will, which would become the rightful owner after the death of Alie Fortuz.
Always seeing the published document, it turns out that on the same day with the registration of the Property Mortgage on behalf of Alie Fortuzi, it turns out that it was sold to Arabic national Mohamad Abdullah Bavazer.
Boldnews.al has learned that for this sales contract, the testamentary heir, Zamir Hasa, has followed the court course after filing a claim that he has been fictitiously registered in the Mortgage.
The judicial process continued on the three levels of the judiciary. At a time when the Supreme Court, by an interim decision ordering the suspension of registration of the name of the Arab citizen in the property card, the court of Durres, in another process, recognizes the right of ownership by the Arab national Mohamad Bavazer.
With this ownership recognition decision, the latter records the immovable property of former “Volga” on behalf of the company “Suadi Brother’s Commercial Company”, in which he himself was the administrator.
After becoming lawful owner, “Suadi Brother’s Commercial Company”, in November 2014, sells part of the property for the amount of 670 thousand Euros to Fejzi and Marjeta Kodra. These two citizens, who have doubts about their financial possibilities to spend such a sum, decide that one month after the purchase they donate their property.
Families Kodra, as well as “Suadi Brother’s Commercial Company”, in December 2014, sign a donation contract, under which all their property rights, without any reward, give Emiljano Shullazi.
There is no explanation why this donation was made.
